Substitution rule for Mass Asset Retirement

Hello Friends - I need to do Mass Asset Retirement. I have checked some discussions on this and understand that Mass Asset Retirement can be done using Substitution rule.

Can you pls give me a little idea on what Prerequisite and Substitution rule to be maintained.
